County and regional figures are approximate average effective rates (yearly property tax divided by market value), not official rates. The tax column simply applies the rate to a $300,000 market value; an actual bill depends on how your county assesses the home, the exemptions you qualify for (such as a homestead exemption) and the school, city and special districts you are in.
02About Property Tax Rates
What is an effective property tax rate? The rates on this page are effective rates: the property tax actually paid in a year divided by the home's market value. That is different from the nominal (statutory) rate or millage a local government applies to the assessed value, because assessed value is often only a fraction of market value and exemptions reduce the taxable amount. For example, a 1% effective rate on a home worth $300,000 means about $3,000 a year in property taxes, whatever the assessment ratio and nominal rate behind it.
Why do rates vary? Property tax rates vary significantly by location based on local government funding needs, school district budgets, and state tax policies. Some states rely more heavily on income or sales taxes, resulting in lower property tax rates.
